In with an offer before the open house, plus the long escrow they needed, and still $55,000 off list and $20,000 saved on commission.

A weekend offer wins a longtime dream condo

J. and D. had their eye on one specific building on the Wilshire Corridor in Westwood for a long time before a unit ever came up for sale. When it finally listed, there was no time to think it over slowly.

In before the open house.

Melody had the comparative market analysis and a pricing strategy ready fast. From J. and D.’s first call about the unit to a submitted offer was about 24 hours, in before the seller ever held a public open house. It was accepted after the weekend, before most buyers had even seen the inside.

Room to breathe with a longer escrow.

J. and D. needed more time than a standard close would allow. Melody negotiated a longer escrow directly with the sellers, who were comfortable with it, giving the couple the runway they needed without losing the deal.

A different way to structure the commission.

Instead of asking the seller to build a buyer’s-agent commission into the deal, J. and D. paid Melody’s flat Ready-to-Offer fee directly. That gave the seller more room to move on price, and they used it, coming down from the $1,555,000 list price to $1,500,000.

What it added up to.

A condo they’d wanted for years, on their own timeline, for $75,000 less than the traditional path would have cost.
